Role Purpose
The Centre Manager is responsible for the day-to-day management of the shopping centre, ensuring optimal operational performance, tenant satisfaction, asset preservation, and financial control.
The role focuses on maximising income, maintaining the value of the asset, and ensuring the Centre is professionally managed in line with company standards and strategic objectives.
Key Responsibilities
Centre Operations & Facilities Management
Ensure efficient daily operations and maintenance of the Centre.
• Manage daily operations and ensure all facilities are effectively maintained.
• Maintain Centre standards in line with grading and company expectations.
• Monitor market trends, tenant movement, vacancies, and competitor activity.
• Initiate and manage refurbishments, upgrades, and improvement projects.
• Maintain hands-on control of operational activities and projects.
Financial Management, Planning & Budgeting
Drive financial performance through effective planning and control.
• Compile accurate monthly management and financial reports.
• Monitor income, expenditure, recoveries, and variances.
• Analyse tenant turnover and turnover rental performance.
• Assist with annual budgets, forecasts, and long-term business planning.
• Monitor operating costs and ensure recoveries align with lease agreements.
• Ensure cost-effective operations and contractor performance.
Debtors, Creditors & Expense Control
Maintain strong financial discipline and cash flow management.
• Manage tenant arrears, including follow-ups and legal processes where required.
• Motivate write-offs for approval when applicable.
• Control and approve operational expenses within budget parameters.
• Monitor municipal recoveries and service charges.
• Ensure effective financial controls are implemented and maintained.
Tenant Management & Leasing Support
Maintain tenant relationships and support leasing activities.
• Build and maintain strong relationships with tenants.
• Assist with lease renewals and ensure vacancies are filled timeously.
• Show premises to prospective tenants and act as a brand ambassador.
• Recommend tenant mix strategies to optimise Centre performance.
• Oversee tenant installations and ensure compliance with Centre rules.
• Monitor tenant performance, turnover, and foot traffic trends.
Repairs, Maintenance & Asset Management
Ensure the Centre is well-maintained and compliant.
• Implement preventative maintenance programmes.
• Ensure compliance with OHS Act and statutory requirements.
• Liaise with contractors, authorities, and service providers.
• Conduct inspections and manage tenant compliance on entry and exit.
• Attend site meetings and report on progress and risks.
Security, Health & Safety
Maintain a safe and secure environment.
• Oversee security operations and emergency preparedness.
• Conduct regular inspections of security systems.
• Manage security personnel and incident reporting.
• Implement and maintain OHS and emergency response programmes.
Public Relations & Marketing Support
Enhance the Centre’s reputation and customer engagement.
• Maintain strong public and tenant relationships.
• Support marketing initiatives and promotional campaigns.
• Encourage tenants to improve service delivery and standards.
• Control advertising materials and maintain Centre image.
People Management
Lead and develop on-site teams.
• Supervise Centre staff and service providers.
• Set objectives, delegate tasks, and manage performance.
• Conduct regular team meetings and ensure staff are informed and trained.
• Identify training needs and support staff development.
