Role Purpose
The Retail Shopping Centre Manager is responsible for the overall management and performance of the shopping centre, ensuring optimal trading conditions, sustainable income generation, and operational excellence.
The role focuses on maximising revenue through effective leasing strategies, maintaining strong tenant relationships, and ensuring efficient management of building operations, service providers, and staff. The incumbent will drive financial performance, oversee facilities and maintenance, and ensure compliance with all relevant statutory and operational requirements.
Key Responsibilities
People Management
Provide leadership and direction to on-site teams to ensure high performance and alignment with business objectives.
• Manage staff performance, training, and development.
• Drive a positive corporate culture aligned with company values.
• Ensure team effectiveness and accountability across all functions.
Marketing of Space & Renewals
Drive leasing performance and optimise tenant mix to ensure sustainable income growth.
• Manage vacancy lists and implement marketing plans aligned to tenant mix strategy.
• Negotiate lease agreements within approval frameworks and mandates.
• Prepare and submit deal motivations for approval.
• Liaise with brokers and prospective tenants.
• Ensure timely tenant onboarding and installations according to specifications.
• Monitor tenant performance and proactively manage renewals or replacements.
Property Management
Ensure effective administration and operational management of the shopping centre.
• Prepare management packs in conjunction with Finance.
• Coordinate and attend management meetings.
• Oversee daily centre operations and general building administration.
Budgeting & Expense Control
Manage financial performance to ensure profitability and sustainability.
• Provide input into income and expense budgets based on market insights.
• Monitor actual income versus budget and implement corrective measures where required.
• Manage outstanding rent rolls through proactive follow-ups.
• Monitor legal cases relating to arrears or tenant disputes.
• Implement vacancy strategies in collaboration with the Regional Manager.
• Validate transactions for commission claims.
Facilities & Operations Management
Ensure the centre is well maintained and operating efficiently.
• Oversee service contractors, repairs, revamps, and maintenance activities.
• Manage tenant installations and ensure compliance with specifications.
• Conduct regular inspections of the building and facilities.
• Ensure adherence to service level agreements (SLAs).
Compliance & Governance
Ensure adherence to all statutory and regulatory requirements.
• Ensure compliance with the Occupational Health and Safety Act and other relevant legislation.
• Maintain accurate documentation and reporting standards.
• Ensure all operations align with company policies and governance frameworks.
Tenant & Stakeholder Engagement
Build and maintain strong relationships to support centre performance.
• Develop and maintain relationships with tenants, brokers, and stakeholders.
• Address tenant queries and resolve issues efficiently.
• Ensure a high level of tenant satisfaction and retention.
