Role:  CAM Reconciliations Specialist Priority Location: Philippines, South Africa and Latin America Working Hours: 9AM - 5PM (Mon - Fri) CST Salary Range: $2,000 - $3,000 USD ($) per month (The final offer is at the client’s discretion and depends on the candidate’s interview result, skills, and experience.) Type of contract: Independent Contractor Type of job: Remote Key Responsibilities: CAM Reconciliations (Core Responsibility) * Prepare and manage CAM reconciliations across all properties * Ensure accuracy of expense allocations and tenant billings * Analyze variances and resolve discrepancies * Work proactively to maintain real-time or near real-time reconciliation status Process Improvement & Ownership * Transition CAM from a reactive, seasonal process → proactive, year-round system * Build workflows, checklists, and timelines to ensure consistency * Identify inefficiencies and implement improvements Accounting Support Assist with broader accounting tasks as needed, including: * Financial reporting support * Expense tracking and categorization * Coordination with Property Managers and leadership Cross-Functional Collaboration * Work closely with: + Property Managers + Leadership team + External stakeholders where needed * Serve as the internal expert on CAM processes What We’re Looking For: Core Experience * 3–6+ years in accounting or property accounting * Direct experience with CAM reconciliations (strongly preferred) * Experience working with commercial real estate portfolios is a major plus Technical Skills * AppFolio experience is a “must-have” * Advanced proficiency in spreadsheets and financial analysis * Strong understanding of: + Expense allocations + Lease structures + Property-level financials Traits & Work Style * Extremely detail-oriented and process-driven * Comfortable owning a function independently * Proactive and structured thinker * Able to work consistently in CST hours * Strong communicator with ability to collaborate across teams What Success Looks Like: * CAM reconciliations are completed continuously—not seasonally * Elimination of the traditional 6-month backlog * High accuracy and minimal discrepancies * Property Managers are freed up to focus on operations * Leadership has clear, timely financial visibility
